Balanced metro. Unbalanced address.
North Texas stopped softening at the same speed, and the headlines already call the market balanced. The July 2026 TRERC snapshot for Dallas–Fort Worth–Arlington is still the read: 8,496 sales, a $395,000 median, and 4.64 months of inventory. That is a real read on the metro. It is not a read on your client’s street, tax bill, commute, or the five years of construction next door. A balanced metro is not a balanced address — and the deal still lives at the address.

Frisco, July: 222 sold — and the price band hides the story
Frisco closed 222 homes in July, down from 237 a year earlier. Exactly 100 landed in the $400,000–$700,000 band, with another 92 above $700,000. Two buyers in the same band are not buying the same daily life — schools, drive times, and what gets built behind the fence line all split inside that range. Price band is a filter, not an answer.
Prosper & Celina, July: 229 sold, nearly the same shape
Prosper and Celina combined for 229 sales in July, down from 242 a year earlier. The distribution mirrors Frisco almost exactly: 102 in the $400,000–$700,000 band and 93 above $700,000. Same numbers, very different infrastructure timelines — which is where the next card comes in.

Dallas North Tollway north of 380: the clock, not the hype
The DNT extension runs from US 380 in Prosper up to FM 428 in Celina, with bridge decks complete to Light Farms Way. Target completion is late 2027 on a roughly $350 million project. That is the clock a Celina buyer is actually buying into — two more years of construction adjacency before the access materializes. Explain the timeline honestly and the objection stops being an objection.
McKinney industrial: VanTrust breaks ground on 121 Commerce Park
VanTrust has broken ground on 121 Commerce Park in McKinney, with a phase one of 512,000-plus square feet that could reach 762,000. Delivery is targeted for Q2 2027, alongside an extension of Collin McKinney Parkway. Industrial square footage is a jobs-and-traffic signal long before it is a listing signal — watch what it does to the surrounding rooftops.
